The table on this page shows what each of the Lettings Packages offered by Beckets contains and enables the landlord to compare the packages.

Notes

VAT

At present Beckets Property Consultants are not required to charge VAT.  Should this situation change it is envisaged that landlords will be given a minimum of 30 days notice in writing, as well as the change being communicated on the website www.becketsproperty.co.uk


Discounts

Multiple Properties - the letting fees shown above will be discounted by 5% per property for landlords with three or more properties, provided Beckets Property Consultants are acting as the Sole Agent. This discount applies to properties rented as a whole unit (for example, flats, apartments and houses) and not shared properties. The discount will come into effect with the third listing and will apply to all subsequent listings received while the sole agency agreement is in place.

New Build Properties - the letting fees shown above will be discounted by 5% for the first letting of a brand new, and previously unoccupied, property
, provided Beckets Property Consultants are acting as the Sole Agent.

Successful Referrals - 
the letting fees shown above will be discounted by 5% for the first letting after a successful letting of a property belonging to a landlord who has not previously conducted business with Beckets provided Beckets Property Consultants are acting as the Sole Agent for the referrer and no discounts are being claimed by the referred landlord.

Multiple Agency - no discounts are available where
the landlord has appointed multiple agents.


Managed Properties

Gas Safety Certificates - as part of the Letting & Management and Overseas Management packages, the Gas safety certificate will be charged to the landlord at cost.


Maintenance Reserve - a Maintenance Reserve of £250 per property will be payable to Beckets Property Consultants for all managed properties at the start of the management agreement.  This Maintenance Reserve will be used by Beckets to pay for any repairs to the property (subject to the receipt of necessary permissions and in accordance with the management agreement) and the level of the reserve will be maintained by deductions from the next rental payment due to the landlord.  The outstanding balance of the Maintenance Reserve will be repaid to the landlord when the management agreement comes to an end.
